This research reveals how governance quality and investor sentiment influence NAV discounts in European REITs, suggesting crucial market implications.
The persistence of net asset value (NAV) discounts in European listed real estate remains a central puzzle in real estate finance, with implications for valuation accuracy, capital allocation, and market efficiency. This study develops a firm-level conceptual framework that integrates financial structure, governance quality, investor dynamics, and regulatory influences to examine NAV discounts within the FTSE EPRA/NAREIT benchmark. Drawing on comparative insights from existing empirical literature, the research problem is situated at the intersection of firm fundamentals, behavioral investor effects, and macro-structural conditions. Methodologically, the study employs panel regression techniques and cross-sectional analysis of European REITs to evaluate how leverage, liquidity, corporate governance, ESG transparency, and investor sentiment interact to explain variations in NAV discounts. Results highlight that stronger governance structures and ESG integration reduce discount levels, while high leverage and cyclical investor sentiment amplify valuation gaps. The findings also suggest that regulatory frameworks and housing market cycles condition the persistence of NAV spreads across European markets. The implications underscore the need for enhanced disclosure, governance reforms, and sustainable investment practices to align listed real estate valuations more closely with intrinsic asset fundamentals, providing both academic insight and policy relevance.
