Analysis reveals how governance and liquidity impact NAV discounts in a real estate index fund, suggesting investor sentiment plays a significant role.
The valuation and performance dynamics of listed real estate investment vehicles remain a central puzzle in financial economics, particularly within the framework of index-linked funds that mirror global property markets. This study investigates the Xtrackers FTSE EPRA/NAREIT Real Estate Index Fund, a benchmarked vehicle that integrates European Public Real Estate Association (EPRA) and National Association of Real Estate Investment Trusts (NAREIT) standards, to analyze the determinants of net asset value (NAV) deviations and performance outcomes. Conceptually, the study builds on a multidimensional framework that incorporates financial fundamentals, governance and ESG transparency, behavioral factors, and macro-institutional structures. The problem addressed is the persistent divergence between intrinsic NAV-based valuations and observed market prices, which has implications for capital allocation efficiency and investor decision-making. Methodologically, a panel regression and risk-adjusted performance analysis are applied to capture the impact of leverage, liquidity, profitability, governance quality, investor sentiment, and housing market cycles on NAV discounts and fund performance. The results reveal that higher leverage and limited liquidity widen valuation gaps, while governance alignment and ESG transparency compress them by reducing informational asymmetries and agency costs. Furthermore, sentiment-driven deviations amplify during volatility shocks, whereas corporate and regulatory mechanisms act as corrective devices over time. The findings contribute to both theoretical debates on market efficiency and practical discussions on portfolio strategy. The implications underscore that NAV discounts are not anomalies but structured outcomes shaped by financial, institutional, and behavioral interactions, positioning index-linked funds as critical laboratories for testing real estate finance theories.
