This paper examines apartment prices in Tashkent, Uzbekistan, using a dataset of 100 apartment listings collected from OLX.uz. It explores differences in listing prices and price per square meter across selected districts, with additional consideration given to apartment characteristics such as floor area, number of rooms, building age, floor level, and renovation condition. Using descriptive statistical analysis and district-level comparisons, the study investigates variation in residential property prices and identifies patterns that may help explain differences in housing costs across the city. The findings highlight disparities in average prices and prices per square meter among the districts represented in the sample. The study provides a small-scale empirical examination of Tashkent's residential property market and demonstrates the application of data collection, data cleaning, and quantitative analysis to a real-world economic question. Given the sample size and reliance on online listings, the results should be interpreted as exploratory rather than representative of the entire housing market. The research offers a foundation for further investigation using larger datasets and additional explanatory variables.
