The article provides theoretical and methodological substantiation and a structural formulation of a holistic paradigm for sustainable land resource management in rural areas within the "twin transition" (digital and green) framework. The study proves that digitalization provides a high-precision instrumental toolkit for gathering, processing, and analyzing spatial data. At the same time, ecologization dictates the sustainable development trajectory by establishing critical environmental thresholds for anthropogenic loads on agroecosystems. The core role of the Comprehensive Spatial Development Plan of the Territorial Community (CSDP) formatted as File Geodatabases (GDB/GeoJSON) is conceptualized as the primary instrument for municipal spatial planning. The study establishes a three-tiered spatial data architecture for community land management, integrating base spatial layers (orthophotomaps and DEM), thematic environmental layers (soil variations, slope angles, water protection zones), and dynamic real-time data (remote sensing, UAVs, and IoT sensors). The paper systematizes the classification of digital tools (Sentinel-2, Landsat, SAR, LiDAR, Web-GIS), highlighting their practical applications in precision farming and erosion control. The paper formalizes a mathematical model for soil organic carbon (SOC) dynamics and presents an optimization objective to maximize the net eco-economic value of the community's land bank. The paper also elaborates specific protocols for eco-digital restoration of war-damaged lands (combining satellite analysis, bioremediation, and phytoremediation). Finally, an innovative organizational and economic mechanism is proposed that features dynamic rental rate adjustments based on soil quality metrics (ke), monetization of carbon farming credits, Payments for Ecosystem Services (PES), and blockchain-based smart contracts for land lease enforcement.
