The purpose of this study is to drive the basic principles of universal design that affect habitability by 6-supply types of public rental housing.To this end, habitability which is a potential dependent variable was set to residential satisfaction and continuous residential intention.And the 10independent variables derived were safety, body fit, easy to remodeling the site, easy to remodeling the unit, crime prevention, convenience, exchange and participation, preference, diversity of residents, sense of community, which were measured the degree recognition of application of universal design.The PLSregression analysis revealed a positive relationship between safety, body fit, crime prevention, and preference in the majority of supply categories.Nonetheless, since there is a negative relationship between the unit and the site's remodeling, public rental housing's interior and exterior areas require general improvement.It is assumed that the Kookmin rental housing type shows a positive relationship in exchange, participation, and diversity because the households include elementary school students, which serves as a medium.The mixed types showed a negative relationship in the social aspect of crime prevention, exchange and participation, diversity of residents, and sense of community.In addition, the complex with an open layout showed a positive relationship in convenience.Accordingly, it is suggested to avoid mixed types, provide space and programs to resolve conflicts among residents, provide open and convenient outdoor spaces, and supply unit with various life cycles.
